In an effort to improve the quality of appraisal reports, Fannie Mae has scanned appraisals and tracked the number of reports with prohibited and/or subjective language since 2021. In 2021 over 1,500 appraisers received letters notifying them of a violation. The overall occurrence rate has declined from 0.15% of appraisal reports in 2021 to just 0.03% in 2023. These statistics highlight the remarkable progress appraisers have made in becoming more objective in their thinking, writing, and in eliminating consideration of protected class.
