Yesterday, the Federal Housing Administration (FHA) is announcing updates regarding its transition to the modernized Uniform Appraisal Dataset 3.6 (UAD 3.6). These updates build upon the initial transition plans outlined in FHA INFO 2025-42 dated August 27, 2025, and will strengthen the collateral risk management capabilities for the FHA Single Family program.
The new UAD 3.6 Uniform Residential Appraisal Report (URAR) will replace the current Fannie Mae and Freddie Mac (GSEs) appraisal forms for all residential property types with a single data-driven appraisal report. FHA’s adoption dates will be announced in the future and will facilitate industry-wide alignment around a single standard.
In support of this transition, FHA’s Electronic Appraisal Delivery (Electronic Appraisal Delivery (EAD) Portal webpage has been updated to include a new UAD 3.6 section titled Preparing for Uniform Appraisal Dataset 3.6: Your Guide to Implementation. This new section contains a link to FHA’s UAD 3.6 Implementation Preparedness Toolbox (UAD 3.6 Toolbox), which includes several resources, technical documentation, and other information necessary for this transition.
What you need to know regarding transition milestones:
- Development of FHA technology systems to accommodate the transition is nearing completion.
- Beta testing with a limited number of mortgagees is currently underway.
- FHA welcomes additional participants in the beta testing phase. Interested parties should contact the FHA Resource Center (referenced below) for more information and next steps.
- Upon conclusion of successful beta testing, FHA will establish and announce the optional transition start date.
- FHA’s optional transition period will commence prior to the GSEs’ mandatory transition date.
- Corresponding policy updates will be made available as the transition progresses.
- FHA will establish and announce a mandatory transition at a future date. FHA remains committed to providing stakeholders with a sufficient transition period to test and implement required technology updates prior to this transition date.
What you need to do now:
- Review the UAD 3.6 Toolbox to begin preparing for this transition. Available on the EAD portal webpage, this resource contains key technical specifications and transition guidance.
- Prospective direct integrators may request a Technical Integration Guide (TIG) from the FHA Resource Center (referenced below).
- The EAD portal is now ready for development to the new EAD 3.6 Application Program Interface (API) and will support UAD 3.6 appraisal submission testing in the Veros Integration (INTG) environment.
- Mortgagees and FHA-approved roster appraisers are encouraged to begin preparing their technology and processes for adoption of the modernized UAD 3.6 as soon as possible.
